From the street this roof still looked handsome. Underneath the tile was a different story. Decades of Florida sun and storms had dried out the original underlayment, tiles had cracked and slipped, and water was finding its way inside during heavy rain. The challenge

The owners loved the classic tile look and did not want to switch to shingle. They needed a durable, code compliant roof, built to current Florida Building Code, without losing the character of the home. And they wanted an honest answer on cost, with options.

The approach

  • Save what we could. We carefully removed and sorted the existing tile, setting aside every sound piece to reuse and keep the cost down.
  • Down to the deck. We tore off the old underlayment, inspected and repaired the decking, and installed a new self adhered secondary water barrier rated for Florida heat and wind driven rain.
  • Built to code. Everything was refastened and flashed to current Florida Building Code, with all new valley, wall, and penetration flashing for a wind rated roof.
  • Finished to match. We blended the reused tile with new matching tile so the finished roof reads seamless from the curb.
